Block Management

We specialise in the supervision, maintenance and account management support of private residential apartment blocks and developments. We manage some of the area’s finest apartment blocks, as well as individual properties. We offer a comprehensive range of services tailor-made to suit Resident Associations’ and individuals’ requirements.   

Our services include:-

     

Service Charges

 

  • Producing a circulating service charge account to all lessees and supplying such information and details as is necessary to conform to the requirements of the Landlord and Tenant Act 1985 and any other relevant legislation.  

Budgeting

 

  • Producing an annual estimate of expenditure for service charge purposes and contribution to reserve.
  • Administering reserve of the service funds and maintaining and supervising bank accounts specifically opened for that purpose.  

Meetings and AGM’s

  

  • Liaising with the Committee of Management as necessary and attending if required, an annual meeting to discuss and advise on any aspects of management.  

Accounting Services

   

  • Monthly accounting to Landlord  
  • Preparation of Tenancy Agreements and Inventories  
  • Checking accounts and making prompt payments thereof as authorised by the Committee of Management, or us whichever is applicable.  
  • Submitting demands and collecting ground rent / service charge / building fund payments from the Lessees, on the due dates.  
  • Instructing solicitors where necessary in relation to unpaid ground rent/service charge/building fund.  
  • Keeping records in relation to the respective lessees and checking compliance with the terms of the Lease and statutory requirements.  

Management of Communal Areas

 

  • Dealing with Maintenance problems
  • Inspecting the common parts and exterior of the block regularly and frequently, and dealing with any day management matters, which may arise as a result.
  • Checking supplies and services as required, instructing builders and contractors on any repairs or renewals necessary to the exterior or to the common parts.
